We offer tailored vacation rental management services to help provide the best possible experience for your guests. We will work together to establish your rental listing and inventory startup.
We conduct property inspections annually and on request to ensure that your properties are well-maintained. We also provide detailed reports and recommendations.
We suggest additional bookkeeping services even though we do offer an expense breakdown on our management invoices. The additional bookkeeping service is through Quickbooks ProAdvisor, Brown & Co Bookkeeping, LLC which offers various bookkeeping services. A few items to mention are:
Handle questions from guests during their booking/stay. Oversee bookings on rental platforms (vrbo/airbnb). Coordinate handyman services and schedule subcontractors as needed. Inspect cleaning between stays. Being physically present at property for delivery acceptance or subcontractor services may fall under hourly handyman services unless the timing falls during a cleaning inspection between guests.
Cleaning fee between guest stays are based on number of rooms, amenities, property size, rental needs and available linens. This price is determined by the cleaner. An average 3br 2ba home can start at $175 per clean but varies greatly depending on your home's needs. The guest covers this cost during their booking, then that cleaning fee paid is then paid to us to cover our cleaning cost.
This fee varies due to the cleaning need, but is typically utilized in a remodel clean up, first time property rental, beginning or end of rental season clean up, and guest damage. Most situations are double the price of a standard clean, but this does vary in price.
This fee varies due to the lawn care needed. The $150+ per month for annual service may include 2x cut & blow per month, with fertilizing/pruning being handled in the off-season (typically late fall/winter). Additional services can be added. Pricing can vary greatly depending on your yard type. Lawn Service is paid by the homeowner directly, but scheduling is handled by us as the Property Manager. Lawn service is done between guest stays - never during a guest stay).
Handyman services charged per hour typically include repairs or services needed by the property mgmt office. Examples of this service would be replacing light fixtures, fans, linens, furniture or repairing guest damage. If this needs to be subcontracted out with a licensed repair (plumbing/electrical/HVAC, other), then the $50 fee would be in addition to the repair cost. The $50 fee is so that we can be physically present meeting the subcontractor to go over what is needed.
